Hastings road is a semi-detached property which has already undergone 'Decent Homes' improvements but does not presently provide satisfactory living conditions. Works such as window replacement and loft/cavity wall insulation have previously been carried out in a piecemeal fashion and have resulted in condensation and mould growth to the first floor bedrooms within the mansard roof.

A standard Cornish unit, with a full width rear extension, the ground floor is constructed of solid concrete columns with concrete panel infill to create a cavity.

The First floor is a timber construction mansard roof that accommodates the bathroom and the bedrooms. Heating is currently a wet system of radiators served by a boiler, which will be replaced with the Micro CHP unit.

The retrofit package will consist of external insulated render over cladding to the ground floor, top-up loft insulation, replacement triple-glazed windows, insulated entrance door, whole-house heat recovery ventilation and the micro CHP unit mentioned above. This will be supplemented by photovoltaic roof panels. The first floor will be lined with Aerogel dry lining laminates to all the rooms.

In addition, 100% LED replacement lighting is proposed to minimize electricity consumption, together with A++ rated appliances and advice to the tenants on how to minimize fuel consumption whilst maintaining adequate comfort conditions.
